A Low-rise, 110 Unit Townhouse development on over 9 acres of
park-like grounds between Keolu Drive and Enchanted Lake in
Kailua. Pleasant, quiet, close to shopping and world renowned ocean beaches.

We reported the theft of a tailgate from an owner's truck
parked on the Road 5 Service Road (parallel to Keolu Drive) in
our last text communiqué. Since then, several people have posted
comments regarding Safety and Security. It would be beneficial to
read what they have to say.

At the Kukilakila Annual Meeting on March 9,
as provided for in our governing documents, the question of renewing the Managing Agent's contract for another
year was
brought up to the Membership for a vote. There was a division of
opinion. But after some discussion, those supporting continuation
persuaded the majority to extend the contract for three months to
give the new Board the opportunity to work out differences, which
included better responsiveness on the part of the M.E. A progress
report was to be made to the Membership in June, so we hope and
expect to see it posted in the
Kukilakila
Conversations Forum soon.
If it is not posted there, then at least it should be communicated to the owners
by the Site Manager on behalf of the BOD via e-mail, with enough
detail to be meaningful to those concerned.
From the latest information available, delinquencies in the payment
of Maintenance Fees and Special Assessments (2004) are considerable,
with several apartments in arrears. The BOD has not been too
successful in collecting money due.
Act 48, recently passed by the Hawaii State Legislature, likely
will slow collections even further, causing those who do pay in full
and on time, to bear a larger proportion of the costs to operate
Kukilakila.
Eventually, this cannot help but result in an increase in Maintenance Fees or a Special Assessment to cover the shortfall. Right now, the "Reserves" are supposedly intact. However, financial statements for all owners to see are not posted on the Web Site as they once were.(A link to Act 48 information is in the KCF. There seems to be a difference of opinion
between the BOD and the owners about how much information regarding this
and other BOD activity will be shared and how.
Minutes of the 2011 March 1 Regular, March 9 Annual and April 19
Regular, BOD meetings have not yet appeared on the KCA Web site
despite assurances that they would be immediately forthcoming. Nor
have any of the "attached" committee reports, or reports supposedly
"on file" in the Site Manager's office yet appeared.
We wish there was more up-to-date and positive news on these matters to report.
Perhaps a "spokesperson" for the BOD could post such in the BOD's "Board" on the KCF?

There IS a Conversation "Board" available to the BOD on the
KCF so items of
immediate concern, or agenda of upcoming meetings can be posted.
So far, the BOD has not taken advantage of this means of
communication.

There is also a Conversation "Board" for the Site Manager to make
authorized announcements.
These two Conversation "Boards" should not be used for two-way
communications or for debating issues. There are other Boards more
suitable for those purposes. Please use them instead.

There's a new "Board" for "Letters" (of the type seen on the
Letters to the Editor page of the regular newspaper).
ALL Kukilakila owners are cordially invited to use this Conversation Board to
post SHORT opinion pieces.

On June 3, the Site Manager circulated a warning via e-mail
concerning a carpet cleaning service soliciting within Kukilakila.
If a business wishes to advertise on the
KCF they may do so
as a Registered Member. They may post a brief ad on the
"Announcements" Board on the appropriate Sub-Board. There are many
good services that owners would like to know about, and this is one
way for them to become visible.
Better yet ... businesses and individuals
offering services can have their business card published FREE in the
column to the right ---->. The column containing business cards may
vary by neighborhood.

The storm we experienced Saturday night, June
5, is only a taste of what we might get if a real hurricane hit us.

In the "Whatever happened to" department ...
Whatever happened to efforts to establish some Kukilakila known
procedures to be followed if we DO have a hurricane?
Don't depend on
the State or the City to help you out - or FEMA -- You're gonna be
ON YOUR OWN - maybe for DAYS - or even weeks!
Be prepared to take care not only of your own family and pets, but
possibly your neighbor's as well!
This isn't something "new." We find traces of thoughts on the
subject 'way back in some old, old Minutes.
Nothing ever came of it.
Are we any farther ahead today?
For those who still are unaware, the Kukilakila Hazard Insurance does NOT - repeat, does NOT cover floods!
Read that as rising water!
